Valuation Products for Corporate Trustee Accounts

All appraisals are independently prepared, USPAP-compliant under Standards 1 and 2, and appropriate for fiduciary reporting, court submission, and regulatory purposes. Every report is handled personally by Russell Harrist, with no subcontracting.

Full Scope

Full Interior/Exterior Appraisal

A complete appraisal with both interior and exterior inspection, prepared under USPAP Standards 1 and 2. For date of death assignments, the effective date of value is anchored to the date of death with full retrospective methodology. For current-date assignments, the effective date is proximate to the inspection date and reflects present market conditions. Appropriate for any assignment requiring a defensible, independent, court-ready opinion of value.

  • Date of death valuations for estate settlement and distribution
  • Current-date valuations for ongoing trust inventory and accounting
  • Equitable distribution among trust beneficiaries
  • Trustee reporting and fiduciary documentation
  • Federal estate tax reporting (Form 706), standard or IRS Qualified scope

Limited Scope

Exterior-Only Appraisal

A limited-scope appraisal based on an exterior-only inspection, prepared under USPAP Standards 1 and 2 with appropriate limiting conditions and extraordinary assumptions regarding interior condition estimated from secondary data sources. Contact Russell to confirm this scope is appropriate for your assignment and the governing trust instrument before ordering.

When to use

  • Interior access is unavailable due to tenancy, estate dispute, or other circumstances
  • Assignment scope specified by the client does not require interior inspection
  • The governing trust instrument or applicable regulations permit a limited-scope report

BPO

Broker Price Opinion

An appraisal-style market analysis with detailed comparable selection and market-supported adjustments. More rigorous than a standard drive-by BPO. Does not constitute a USPAP-compliant appraisal. Appropriate when the governing trust instrument or the engagement does not require full USPAP compliance. Confirm with legal counsel whether a BPO is acceptable for your specific reporting obligation before ordering.

When to use

  • The engagement does not require USPAP compliance or court submission
  • A preliminary market analysis is needed before ordering a full appraisal
  • The governing trust instrument permits a BPO for the intended purpose
  • Note: not appropriate for probate court filings or IRS estate tax reporting

IRS Qualified Appraisals: Always Quoted

When an assignment requires an IRS Qualified Appraisal for federal estate tax reporting (Form 706 or related filings), additional scope, certifications, and qualified appraiser documentation are required beyond a standard USPAP appraisal. These assignments are always quoted individually. Contact Russell before placing an order to confirm the scope, required certifications, and applicable fee.

Standard pricing applies to single-family homes and townhomes (approx. 3,500 sq ft above grade or less) and condominiums (2,000 sq ft above grade or less) on lots of one acre or less, within Arapahoe, Denver, Douglas, Elbert, and Jefferson counties.
Complex assignments, 2–4 family, rural, and high-value properties are quoted individually.
Standard delivery is electronic PDF. All turnaround times measured from completed inspection.
Account-based billing available with net-30 terms for established corporate trustee accounts.
