An appraisal-style market analysis with detailed comparable selection and market-supported adjustments. More rigorous than a standard drive-by BPO. Does not constitute a USPAP-compliant appraisal. Appropriate when the governing trust instrument or the engagement does not require full USPAP compliance. Confirm with legal counsel whether a BPO is acceptable for your specific reporting obligation before ordering.
When an assignment requires an IRS Qualified Appraisal for federal estate tax reporting (Form 706 or related filings), additional scope, certifications, and qualified appraiser documentation are required beyond a standard USPAP appraisal. Standard fees apply to qualifying residential properties within the five-county Denver metropolitan service area. Complex, large, high-value, and out-of-area properties are quoted individually. Account-based billing with net-30 terms for established corporate trustee accounts.
