Independent, USPAP-compliant appraisals and broker price opinions for trust administration, estate settlement, and fiduciary reporting throughout Denver, Douglas County, Arapahoe County, and the surrounding Colorado communities. Account-based billing with net-30 terms. Every valuation handled personally by Russell Harrist, Colorado Certified Residential Appraiser and Certified Probate Expert.
Three service options available to corporate trustee accounts. All appraisals are USPAP-compliant, independently prepared, and suitable for fiduciary reporting, court submission, and regulatory purposes.
Complete interior and exterior inspection. USPAP Standards 1 and 2. Appropriate for date of death valuations, trust inventory, equitable distribution, and any assignment requiring a defensible, court-ready opinion of value. Delivered as electronic PDF within 48‑72 hours of inspection.
When interior access is unavailable or not required by the assignment scope. USPAP-compliant with appropriate limiting conditions and extraordinary assumptions regarding interior condition. Contact Russell to confirm this scope is appropriate for your assignment before ordering.
Includes a full interior and exterior inspection (approximately one hour, similar to a full appraisal), with detailed comparable selection and market-supported adjustments. More rigorous than a standard drive-by BPO. Appropriate when a full USPAP appraisal is not required by the engagement or the governing trust instrument.
When an assignment requires an IRS Qualified Appraisal for federal estate tax reporting (Form 706 or related filings), additional scope, certifications, and qualified appraiser documentation are required. These assignments are always quoted individually. Contact Russell before placing an order to confirm the appropriate scope and fee.
Trust administration frequently requires both retrospective and current-date real estate valuations. Great Estates, Inc. handles both, with methodology matched to the assignment and reporting requirements.
The effective date of value is anchored to the date of the decedent's death. The analysis is performed using retrospective methodology under USPAP Standards 1 and 2, with market data, comparable sales, and conditions as of the effective date.
Extraordinary assumptions regarding property condition as of the effective date are included as a standard component of every date of death appraisal where an interior inspection has been conducted after the date of death.
The effective date of value is the date of inspection or a date proximate to it. These assignments reflect present market conditions and are appropriate for trust administration contexts that require a current opinion of value rather than a retrospective one.
USPAP-compliant under Standards 1 and 2. Appropriate for both court submission and internal fiduciary reporting depending on the governing trust instrument and applicable regulations.
