An AVM is a helpful starting point, not a legal valuation. It is not a USPAP-compliant appraisal and cannot be used for probate court filings or IRS estate tax purposes. If you need an appraisal for those purposes, a full appraisal is required. Russell will let you know which one fits your situation when you reach out.
Provide the property address and Russell will send the report, usually within one business day.
If the heirs plan to sell the inherited property, the same appraisal that satisfies probate also establishes their stepped-up cost basis, the number that determines how much capital gains tax they will owe at sale. An accurate valuation on the right date can protect the heirs from a significant and avoidable tax liability. Many families do not discover this benefit until after the property has already sold.

The most common choice for estate purposes. Russell inspects both the interior and exterior of the property. The resulting report meets all requirements for probate court filings, IRS estate tax reporting, and stepped-up basis documentation. Delivered as a PDF within 48‑72 hours of inspection.
Used when access to the interior of the property is not possible or not required by the scope of the assignment. The report is USPAP-compliant and includes appropriate limiting conditions. If you are unsure which option applies to your situation, contact Russell before ordering.

Includes a full interior and exterior inspection (approximately one hour, similar to a full appraisal), with a detailed, appraisal-style market analysis appropriate when a full USPAP appraisal is not required. Your payment is processed securely. Great Estates never stores card information.
Immediately after payment you will be directed to a short form to share your preferred days and times. Russell personally calls or texts to confirm the exact inspection time. No automated booking.
You do not need to be present, but someone must be available to provide access.
Russell personally conducts every inspection. A full interior/exterior inspection typically takes one to two hours depending on the size and condition of the property.
You will receive a notification when the inspection is complete.
Your completed appraisal report is delivered as a PDF to the email address provided at checkout, within 48‑72 hours of the completed inspection. Rush delivery available within 24 hours for $100 additional.
