These terms govern your use of GreatEstates.US and any appraisal or valuation services ordered through this website.

General Terms

These general terms apply to all services ordered through GreatEstates.US and supplement the service-specific scope documents linked above.

Ordering and Payment

Orders placed through GreatEstates.US are processed under one of two models, depending on client type.

Personal representatives order through a Stripe payment link. Payment is collected in full at the time of order. By completing your purchase you are entering into an appraisal engagement with Russell Harrist at Great Estates, Inc. under the terms of the applicable scope of work document.

Attorneys and corporate trustees order through the online order intake form. No payment is collected at the time of order. Russell reviews and confirms the scope of the assignment, completes the work, and issues an invoice via Stripe upon report delivery. Invoices are payable under the billing terms established with your firm or institution, typically net-15 or net-30 from the invoice date.

Standard pricing applies to qualifying residential properties within the five-county Denver metropolitan service area as described in the scope of work document. If your property does not qualify for standard pricing, Great Estates, Inc. will contact you before proceeding and will offer a revised fee or, for prepaid orders, a full refund.

Cancellation and Refund Policy

Prepaid orders (personal representatives): The following applies to orders paid in full via Stripe at the time of order.

  • Before inspection is scheduled: Full refund available upon request. Contact Russell at russell@GreatEstates.US or (983) 333-7777.
  • After inspection is scheduled, more than 24 hours before: Full refund if cancelled before inspection is conducted.
  • After inspection is scheduled, less than 24 hours before: A cancellation fee of up to 50% of the order amount may apply to cover inspection preparation and scheduling costs.
  • After inspection is completed: The appraisal report will be delivered as ordered. Refunds are not available after the inspection has been conducted.
  • If Russell is unable to complete the assignment: A full refund will be issued within 5 business days.

Invoiced orders (attorneys and corporate trustees): Since payment is collected after report delivery rather than at the time of order, the following applies instead of a refund.

  • Before inspection is scheduled: No charge for cancellation. Contact Russell at russell@GreatEstates.US or (983) 333-7777.
  • After inspection is scheduled, less than 24 hours before: A cancellation fee of up to 50% of the standard fee may apply to cover inspection preparation and scheduling costs and will be reflected on your invoice.
  • After inspection is completed: The full invoice amount remains payable regardless of any subsequent cancellation request, since the appraisal work has been performed.
  • If Russell is unable to complete the assignment: No invoice will be issued for that assignment.

Report Delivery and Use

Completed reports are delivered as electronic PDFs to the email address provided at checkout. Reports are the work product of Great Estates, Inc. and are prepared for the intended use and intended users identified in the applicable scope of work document. Reports may not be reproduced, redistributed, or used for any purpose other than the stated intended use without the prior written consent of Great Estates, Inc.

Limitation of Liability

Great Estates, Inc. and Russell Harrist’s liability in connection with any appraisal or valuation service is limited to the fee paid for that assignment. Great Estates, Inc. is not liable for any consequential, indirect, incidental, or special damages arising from the use of any report or service. These terms do not limit liability for fraud or gross negligence.

Professional Standards

All appraisal assignments are prepared in conformance with the Uniform Standards of Professional Appraisal Practice (USPAP) and applicable Colorado appraiser licensing laws and regulations. Broker Price Opinion assignments are clearly identified as non-USPAP market analyses in the applicable scope of work document and in the report itself.

Modifications

Great Estates, Inc. reserves the right to update these terms at any time. The terms in effect at the time your order is placed govern that engagement. Continued use of GreatEstates.US following any update constitutes acceptance of the revised terms.

Governing Law

These terms are governed by the laws of the State of Colorado. Any disputes arising under these terms shall be resolved in Douglas County, Colorado.
