Exterior-Only Appraisal

When interior access is unavailable or not required by the assignment scope. USPAP-compliant with appropriate limiting conditions and extraordinary assumptions regarding interior condition. Contact Russell to confirm this scope is appropriate for your assignment before ordering.

Broker Price Opinion

$225

Includes a full interior and exterior inspection (approximately one hour, similar to a full appraisal), with detailed comparable selection and market-supported adjustments. More rigorous than a standard drive-by BPO. Appropriate when a full USPAP appraisal is not required by the engagement or the governing trust instrument.

IRS Qualified Appraisals

When an assignment requires an IRS Qualified Appraisal for federal estate tax reporting (Form 706 or related filings), additional scope, certifications, and qualified appraiser documentation are required. These assignments are always quoted individually. Contact Russell before placing an order to confirm the appropriate scope and fee.

Trust administration frequently requires both retrospective and current-date real estate valuations. Great Estates, Inc. handles both, with methodology matched to the assignment and reporting requirements.

Date of Death Valuations

The effective date of value is anchored to the date of the decedent's death. The analysis is performed using retrospective methodology under USPAP Standards 1 and 2, with market data, comparable sales, and conditions as of the effective date.

Extraordinary assumptions regarding property condition as of the effective date are included as a standard component of every date of death appraisal where an interior inspection has been conducted after the date of death.

Current-Date Valuations

The effective date of value is the date of inspection or a date proximate to it. These assignments reflect present market conditions and are appropriate for trust administration contexts that require a current opinion of value rather than a retrospective one.

Electronic PDF delivered within 48‑72 hours of inspection. The report includes all USPAP-required certifications, limiting conditions, and extraordinary assumptions applicable to the assignment type. Hard copy by mail available for $25 including shipping.
